The two buildings “The Terrace” and “The Cloisters” provide an architecturally attractive period appearance of days gone by, yet designed to provide security, privacy, preserve independence and relinquish owners from the burden of household and garden maintenance.

Each home has a purpose built cavity wall, and is separated by a solid fifteen inch floor slab which includes 40mm of high density insulation, the ground floor homes having 100mm of high density insulation. This level of sound and heat insulation surpasses greatly all-current regulations. The glass in the sliding sash windows is “K” glass, the boiler a gas high efficiency-condensing boiler with underfloor heating throughout, the tiling marble. This high level of specification is only found today in “one offs” or “self build construction”.

Every home will have full use of the highly landscaped formal gardens, specially designed allowing points of interest to include a sun dial, a bird table, a water feature, a pergola, gazebo etc. the garden is designed to allow people to mix with other like minded people, through the positioning of seats at various locations.

Lifts allow access for everyone from the allocated underground basement parking to ground floor level. A Stannagh stair lift is fitted for the later convenience of the first and second floor homes, which do not have lifts to ensure that access to the second floor is possible for many years to come.

To enable you to personalise, a PC Sum is supplied for your Kitchen and includes dishwasher, fridge freezer, cooker oven and hob. The floor tiling to the Kitchen areas is included in marble.


Bathroom

The bathroom has a white suite, chrome fittings chosen for their ease of use. A chrome heated towel rail on a separate heating circuit is also provided.

Ensuite

The ensuites have a white chrome combination, and oversized showers for ease of use. Again a chrome heated towel rail is provided.

Living Room

These all have a focal point electric fire. There is a PC sum for the fireplace.

Control Heating and Gas Supply

Each apartment has its individual calor gas meter, and high efficiency gas condensing boiler “A rated” for efficiency. A gas supply is piped into the kitchen for the cooker.

Each apartment is insulated well above building control standards, and also benefit from the insulation of its neighbours. The cleanliness and efficiency of the system together with the very high heat insulation ensures the comfort of the owners and the economy of the system. A nice thought given to to-days idea of ones “carbon footprint” it is pleasing to know that you have contributed your bit to ones environment.


Electrical

Each home has a very extensive electrical specification designed for maximum comfort and convenience with generous lighting, power outlets, phone cat SE and TV points all situated at convenient height. The apartments are wired to enable mood lighting or a whole home music system if required. Again another bespoke feature.

TV Ariel

A communal television Ariel and telephone point will be wired to each TV outlet for Sky reception or computer use.

Doors

Front entrance doors are black with solid brass doctors knocker, knob etc with a remote opener and telephone link to each home. Private front doors again have solid brass ironmongery door viewer security latch and solid brass knob.

Gate Entrance

Both vehicular and pedestrian gates are electronically controlled to give absolute security and peace of mind. Privacy being paramount throughout this development. You can even see who is at the gate on your television for access control.

Decoration
The internal walls and ceilings of each home are finished in three coats of cream / white emulsion paint. All woodwork is painted soft white.

Floor Coverings
The living room dining room, are left for you to personalise, while the rest of the home is finished. Bedrooms are fitted with carpet and Hallways solid oak wood flooring 20mm thick. Kitchens, Bathrooms, Utility areas all tiled in luxurious marble.

Fireplace
An attractive focal point is provided for each living room controlled from the wall for ease of use. A PC sum is provided for the fireplace for you to personalise your home.

Smoke Alarms
Fully automatic 240V smoke alarms are fitted within the homes. The common Hallways and stairs have an independent firm alarm with smoke control.

Ventilation
A drimaster ventilation system allows you to go away and still come back to a freshly ventilated home. A vortice extract system allows cooking smells to be quietly extracted avoiding any noise nuisance. This system also removes stale air continuously from your home.

Communication System / intercom
Each home has a speaker / visual connection, buzzer and remote front door, gate opening system.

Intruder Alarm


A fully programmable intruder alarm system is fitted to each home.

Stair Lift


A Stannagh stair lift is fitted for the later convenience of the first and second floor homes, which do not have lifts.

Sound Insulation


Due to the presence of under floor heating / solid insulation / solid concrete floors, sound transference between homes is non-existent, and exceeds all current legislation. Where timber floors are fitted they have been floated to avoid transference in first and second floor homes.

Fold Telecore System

The fold Telecore System have a range of sensors linked by telephone to a 24 hour call centre in Holywood, Co. Down enabling the users to call, or the sensors to call friendly trained operators who can alert the services required. Each home in the development is designed so this system can be easily set up in the hallway to link to Fold Telecom Services by

  2. Panic Buttons
Other services can be added to the system at any time as or when required (eg Lifeline unit, pendant and alarms etc).
Security
