    Property Description

DescriptionThe Convent of Mercy has stood on its commanding site overlooking the town of Downpatrick for 135 years.  The original Convent was constructed in the mid 1870's to the designs of Mortimer H. Thompson who was the architect for a number of ecclesiastical buildings in County Down.  The Convent forms part of a grouping of ecclesiastical buildings which occupy an elevated site on St Patrick's Avenue, Downpatrick. The original Convent with its main entrance facing St Patrick's Avenue was built in the Gothic style using local blue stone faced with Belfast red bricks, dressings with Scrabo stone and black brick.  It comprises a three story residential block and a two story chapel linked by a ground floor cloister and forming two sides of a formal garden courtyard with the third side being formed by St Patrick's Church.  The three story residential block is served by a fine principal staircase as well as a secondary service staircase. The Convent retains many of its original details including stained glass windows, woodwork and joinery, plaques and statuary.  The ground floor of the residential block consists mainly of reception rooms.  The upper two floors of the accommodation block are mainly small cellular bedrooms and two large rooms at the principal end of the building with the usual ancillary accommodation.  The Chapel is a double height/two story structure with an adjoining cloister overlooking the enclosed courtyard garden.  It has a fine ceiling and other original decorations.  It is served at first floor by a small choir gallery with its original pitch pine choir seating. In the late 1970's plans were drawn up for a new residential building.  The new extension was built on the east side of the site facing Irish Street/Stream Street and consists of a new single story dining room, kitchen and ancillary rooms and a two story accommodation block providing up to 12 single bedrooms (some of which are en-suite) along with bathrooms and some common rooms linked by a passenger lift to aid accessibility.  This block was built in the style typical of the late 1970's using brown rustic brick, a low pitch slate roof and aluminium windows. Other than the cloistered garden there is a private courtyard which is bounded on the north by Folly Lane, to the south by the original convent building and to the east by the late 1970's extension.  The courtyard is accessible to vehicular traffic from Folly Lane.  This courtyard accommodates a small hard landscaped garden area, car parking, garage and laundry building, the convent allotment and a ramp for wheelchair access. Interested parties are strongly advised to organise an early appointment to view this impressive property.  Partially 'listed' this property offers potential for re-development into residential units and/or recreational purposes. While the Convent Building is a listed building, the Folly Lane Garden is free of any such restrictions
