“Grange House” is an extensive farm comprising top quality land with the benefit of a period residence & numerous stone out buildings (in need of refurbishment).

Laid out in about 6 divisions with good shelter, mature hedges and extensive road frontage.  There is piped water to the various paddocks in addition to a small river which flows through the land.  The entire offers a unique opportunity to purchase a substantial block of land with an abundance of overall charm & character.

HISTORY:
Aghaboe is located at the base of the Slieve Bloom Mountains in County Laois.  The Historical Aghaboe Abbey which overlooks the subject property was founded in the sixth century by St. Canice.  The Abbey grew into a major centre of learning, commerce and agriculture.  Aghaboe today is a small village, but it is once believed to have been a city of several thousand people, the remains of streets which are said to have been found locally.  Aghaboe is also believed to have been the birth pace of General White who commanded the 17th Lancers in the Crimea.  The White family lived at “The Grange” and are buried at Aghaboe Cemetery.

LOCATION:
The property is located just off the R334 regional road which connects Durrow with Borris-In-Ossory and approximately midway between Dublin & Limerick.  The entire is located close to the adjoining towns of Borris, Ballacolla, Mountrath, Abbeyleix and Rathdowney with the N7 national road less than three miles away providing easy access to a range of locations both North and South bound.  The property is approximately one hour from both Dublin (60 miles) and Limerick (54 miles) and this travel time will be considerably reduced once the new M7/M8 Motorway is completed with a proposed interchange at Aghaboe further improving overall accessibility.

DESCRIPTION:
The property comprises a period residence built in mid 1800’s (in need of repair) offering a vast array of original period features including magnificent marble fireplaces, Welsh slate roof tiles, original solid mahogany fittings throughout in addition to various stone outbuildings on circa 160 acres.

The entire is approached via a recessed entrance, surrounded by mature trees set back from the road.  There is a superb aspect overlooking the surrounding countryside, from the front looking directly towards Aghaboe Abbey and from the side and rear the Slieve Bloom Mountains.  The main house comprises a number of large and well proportioned rooms over three floors and although in need of complete renovation has considerable character and charm which rarely become available in conjunction with this quantity and quality of land.

ACCOMMODATION:
Comprises impressive 14’ high hallway entrance, drawing room, dining room, original kitchen below stairs, bathroom, various utility rooms, six bedrooms, store, additional storage in downstairs with basement, comprising original underground larder and cold rooms.

LAND:
The land includes approximately 160 acres altogether with 100 acres of top quality land classified under the ‘Patrickswell Series’ in the soils of County Laois.  This described as top quality limestone land ideally suitable for bloodstock or other uses.  The remainder of the land is marginally heavier and would benefit from some draining.  A substantial amount accessible from the main road with good access also provided to the rear fields via a right of way.  The land is provided with good mature hedging and also contains a small river to the rear parts of the land.

OUTSIDE:
There is a range of cut stone buildings including original stables and barns as well as a traditional cobble locked yard to the West of the main residence with separate access to the main road.  Overall the entire is ideal for conversion and is suitable for all range of uses although the entire would form a superb stable block and offers great potential.
