Owner’s description:
2, potentially 3 bedroom house in excellent condition having been fully renovated, while retaining the look and feel of a traditional cottage.
The original cottage is almost certainly over 150 years old with a footprint of approximately 156m2, inclusive of a conservatory extension which links the original house to converted outbuildings.
The renovations include: the sinking of a bore-well to supply water; a complete re-thatch with Shannon reed and ridge replaced with Turkish reed, the replacement of all windows with new hard-wood frames and addition of new, double-glazed windows and doors; installation of Klargester Bio Disc sewerage treatment system; dry lining of all exterior walls; new floors in pine and tiles; new stairs; complete re-wiring, plumbing and installation of oil-fired central heating; installation of twin-walled, insulated flues.
The property also has the added advantage of broadband connection.
All ceilings have been replaced, for the most part with tongue and groove boarding.
The private and enclosed front garden is gravelled and contains several flower beds with mature shrubs underplanted with perennials and bulbs. It is approx. 30' x 45' and is bordered on the east side by a roofless, stone-built barn (approx. 4 x 6) and a stone shed with corrugated-iron roof (approx. 3 x 4). Both these buildings could be converted into further accommodation, workshops, studios or stables.
A path leads round to the back garden (approx. 6 x 30) containing mature shrubs, some herbs and four apple trees, two of which are some 80 years old and still produce excellent yields of fruit.
The majority of the soil is covered in plastic to discourage weed growth as it is presently not under cultivation. The present owners ran a successful small nursery from this property, with market stalls on local Farmer’s markets (Gort, Kinvara), which could be re-established. There are also 3 optional poly-tunnels in the grounds, with one being wired and equipped with soil-warming wires.
There is a soft fruit area of raspberries, red and black currants and gooseberries as well as a small orchard of pear, apple, quince, cherry and plum trees. A living, woven willow fence divides another soft fruit area of raspberries and jostaberries from the orchard. There are numerous borders mostly planted with perennials and lots of roses, jasmine and honeysuckle.
There are also two fenced areas for geese and poultry, both of which have animal houses in them.
The path behind the house leads to the back door and on to the double doors of the conservatory extension and a walled patio area.
The property is within easy travelling distance to Gort and the N18, but located on a quiet, rural road, with the picturesque river Beagh nearby. Nearest shops, pubs, post office National and Secondary schools are in Gort.
