The lighthouse was built in the early 19th century, over 185 years ago and little has changed externally. The building is category "A" listed. It was in 1995 that the lighthouse was purchased and converted into a luxurious hotel although it should be noted that the tower is still a working lighthouse but all other buildings are run by our client. Within the 20 acre grounds are five superb cottage style suites which can be run on a self catering basis should the new owners prefer and comprise 4 two bed cottages (with living room and bathroom) and 1 one bed cottage.
Although Corsewall Lighthouse Hotel has only been trading for 13 years as a business, in that time it has developed a superb reputation as one of the most luxurious and very special small hotels in Britain. With 6 lovely rooms in the actual lighthouse (all are double en-suite and 4 of the rooms are actually of king size proportions). The rooms have individuality and charm which is rarely available in more corporate style hotels, with many unique features.
A delightful 28 cover restaurant with beam ceilings is on the ground floor. The service area includes ladies and gentleman's toilets, staff room with shower, laundry, small catering kitchen, still room, walk in fridge, scullery, etc.
There are 5 superb self contained cottage style suites which are similarly luxurious like the hotel. They are known as The Lighthouse Suite, The North Channel Suite, The Ballantrae Suite, The Stevenson Suite and The Loch Ryan Suite (currently for staff use).
Our clients have decided to take a well earned retirement and with the new suites having recently been completed, the sky is the limit for new owners. Our clients are of the view that the business is perfectly suited for hands on owners looking for a highly profitable business in an area which genuinely offers a superb lifestyle.
The Business
As our clients are now of retirement age they run the business totally under management. Currently turnover of around £415,000 (ex VAT) per year is now likely to rise to around £480,000 (ex VAT) based on the fact that all of the self catering cottages are now fully up and running with the most recent just having been completed. Recent investment has seen a concentration on the cottage/suite development and bearing in mind there are around 20 acres of grounds attached to the hotel, new owners might well wish to seek planning permission to create more dwellings and obviously further profitability.
