Enniskerry 4.8 km / 3 miles

Dublin City 27 km / 17 miles

A spectacular country estate with an elegant Georgian residence, superb equestrian complex and mature grounds, all gloriously set within good pasturage and enjoying marvellous mountain and sea views.

In all about 114 Acres / 46 Hectares

Ballinteskin Stud is situated amidst beautiful rolling hills beneath the Sugar Loaf mountains in an exceptional location some 4.8km/ 3 miles from the picturesque and fashionable village of Enniskerry and only 27km/17 miles from Dublin City with easy access being afforded to the airport from the N11 / M50 main roads. This is an extremely pleasant location in which to live, being within an easy commute of the city yet enjoying a most spectacular setting with glorious mountain views that extend to the sea, Dalkey Island being visible from the property on a clear day.

Picturesque Enniskerry has a good selection of shops, a primary school, restaurants, cafes and pubs. While nearby, the newly opened Ritz Carlton Hotel nestles within the Powerscourt Estate, with its Championship golf course and newly opened Gordon Ramsey restaurant. The nearby towns of Bray and Dundrum, with its extensive shopping centre, are within a short drive of Ballinteskin Stud and both offer good shopping, restaurtants and other amenities. Dublin city is easily accessible via the N11, as is the airport and all other main arterial routes via the M50. The DART commuter train service is available from Bray and the LUAS light rail network from Sandymount. Private schools nearby include St. Gerards, Castle Park, St. Columba's Collage and Wesley collage.

There is an endless choice of country pursuits on the doorstep of Ballinteskin Stud with local golf courses including Druids Glen, Powerscourt, Woodbrook, Delgany and Glen of the Downs golf clubs. There are a number of equestrian centres within the vicinity and hunting locally with the Bray and Wicklow packs, both affiliated to the Irish Pony Club. The Djouce Loop walking trail is adjacent and is an access point to the Wicklow Way, the oldest marked long distance walking route in Ireland. This is an exceptionally beautiful section of the Wicklow Way, which enables the walker to view Deer Park Glen, the Sugar Loaf Mountain and as far a Howth Head.

Ballinteskin Stud - The House (approximately 4,887 sq.ft / 454 sq.m)

Tucked in away from the public road and surrounded by its own lands beneath the Sugar Loaf Mountains and with sea views the house enjoys a most private and picturesque setting. A long avenue lined with cherry trees leads from the electric security gates to the formal forecourt area at the front of the house. The avenue branches to give access to the equestrian yard.

Restored to the highest standard by the present owners, the house is in excellent decorative order retaining many of its period features and much of its original character. The stylish accommodation includes: - three gracious reception rooms, a large conservatory sunroom, bespoke kitchen and five bedrooms, three of which have ensuite bathrooms. The reception rooms and principal bedrooms are well proportioned and extremely well lit through large sash windows, all with their original working shutters. The extensive restoration works included rewiring, plumbing, the installation of a pressurised water system, the installation of security cameras and alarms and the upgrading and renewal of a new central heating system with authentic Victorian style radiators. The kitchen and bathrooms have been elegantly refurbished and the entire house completely redecorated.

The gardens surrounding the house are wonderfully mature and include some delightful specimen shrubs and trees that include a pair of rhododendrons, planted circa 1850. A large sun terrace is quite delightful and links the house to the gardens off the conservatory sunroom. A short walk from the house, at the rear of the equestrian yard is a purpose built helicopter hanger with a concrete outside pad.

Esquestrian Facilities - courtyard, American barn, arenas and paddocks

A long established and highly respected stud with a known pedigree, the renowned national hunt mare Anaglog's Daughter breeding from the yard, this tradition continues today with the estate laid out as well managed stud. A charming courtyard adjacent to the house comprises one and two storey stone outbuildings that include 10 loose boxes, a stocks / tack room, store, stud office, a comfortable staff flat and two isolation boxes to the rear (1 with veterinary stocks). The staff apartment is in good condition and includes: living room; kitchen, bedroom and bathroom and is heated by electric storage heaters.

A large American Barn is located a short distance beyond the courtyard and measures approximately 3,600 Square feet to include 16 loose boxes, all with automated water feeders designed by "Loddon" which are fully removable, a wash bay and a tack room with stainless steel sink and a separate WC. This barn is in great condition and has overhead electric lighting and good ventilation. Given that the fixing could be removed it could have alternative uses, subject to planning permission if necessary.

A foaling unit is ideally situated near the courtyard and house and has 2 large foaling units and an observation room. There are 2 arenas, one outdoor all-weather arena and an indoor lunging arena large enough to school with jumps. The outdoor arena is very impressive and a good size (75m x 35m) and with a "Cushion Track Premier" waxed surface installed by Equestrian Surfaces. It also has a paved sandstone viewing area, which has incredible views not only of the arena but also over the grassy fields to the to the Irish Sea and mountains beyond. There is a 4 span hay barn with twin lean-to sheds and a workshop, one of the lean-to sheds being laid out in loose pens that are ideal for wintering yearlings.

The lands are laid to pasture and are in good heart with regular harrowing and rolling to keep them in good condition. The lands are in easily manageable sizes and are mostly post and railed with the additional benefit of sheep proof wire. All paddocks have water laid on with automated drinkers and neat hedgerows interspersed with mature trees provide good belts of shelter across the estate.
