Location and Description
Omagh is the county town of County Tyrone situated in the west of Northern Ireland.   It is a thriving provincial town, located 68 miles southwest of the city of Belfast, 34 miles south of Londonderry and 27 miles east of Enniskillen.
 
It is the largest town in County Tyrone with an estimated population of 22,000 people and a further 28,000 people living in the Omagh District Council Area.
 
Omagh is the main retail centre for the County of Tyrone as well as the West of Ulster, due to its central location.  In the period 2000 to 2003, over £80M was invested in the town and 200,000 sq ft of new retail space was created.  Shopping areas in Omagh include the Main Street Mall, Great Northern Road Retail Park and the Showgrounds Retail Park.
 
The subject residential development site is situated on the Oakland Road, which is accessed off the Old Mountfield Road approximately 1½ miles from Omagh town centre.
 
The Old Mountfield Road is primarily a residential area with a number of local amenities along its route including Omagh Health Centre and Leisure Centre.  There are also a number of new housing developments under construction on the Old Mountfield Road these include Knockcarra Grove, which consists of large detached dwellings and The Orchards, which is a new development of townhouses and semi-detached dwellings.
 
2006 was a phenomenal and record breaking year for Northern Ireland house prices, with the strong momentum carried into the early months of 2007.
 
The West of the province continued to exhibit significant price increases with the Mid Ulster market at the forefront.  According to the Northern Ireland Quarterly House Price Index, Mid Ulster recorded an annual rate of growth of 44.9% with town houses rising on average by 39.7% and semi-detached houses by 32%.
