The subject site is zoned in the Belfast Metropolitan Area Plan (BMAP) 2015 (Draft Plan) for housing. See copy attached BAMAP statement.

The site also benefits from an outline planning permission for 12 dwellings, an approval which due to
expire on 1st August 2005. Application No: W/2003/0115/RM (Copy Outline Planning Approval
available on request)

The BMAP statement indicates that a maximum gross density of 20 dwellings per hectare will be acceptable.

NOTE:

1. Vehicular access for the purpose of raising the level of the lands as shown on the approved plans shall
not be permitted through Millbank and access shall be from laneway from Hawe Road.

2. Foul water sewer available in Millbank subject to Water Service approval to connect.

3. Surface water sewer not available. Surface water must not be taken to foul sewer. Where it is proposed
to discharge surface water to a river, stream or watercourse prior written consent for such
dischargement must be obtained from Department of Agriculture Rivers Agency.

Proposal BR 03/10 Housing Land to the east of Knightsbridge Crt, Millbank

1.39 hectares of land are zoned for housing east of Knightsbridge Court, as identified
on Map No.3a - Bangor

Key Site Requirement:-

Housing development shall be a minimum gross density of 10 dwellings per hectare and a maximum gross density of 20 dwellings per hectare;

Access shall be from Millbank. Detailed consultation with Road Service DRD shall be required to identify an necessary improvements to the road network/ public transport/transportation measures in the area, to facilitate development of the site. A Transport Assessment (TA) may be required to identify such Improvements;

All existing trees, shrubs and hedgerows within the site and on the boundaries shall be retained, unless the Department determines that such vegetation is not of a quality to merit retention or is required to be removed to facilitate a safe means of access to the site;

An 8-10 metres wide landscape buffer of trees and hedges of native species shall be provided entirely within and adjacent to the Settlement Development Limit, along the southern and eastern boundaries of the site and outside the curtilage of any dwelling. This is to provide screening for the development and help assimilate and soften its impact on the countryside. Details of establishment, maintenance and long term management shall be formally agreed with the Department; and

A flood risk assessment of the watercourse adjacent to the western and southern boundaries of the site shall be carried out and submitted to the Department to inform proposals for the development of the site.


Detailed consultation with River Agency DARD will be required. The site has planning approval for 12 no. Dwellings.


SITE

The site comprises approximately 1.38 hectares (3.43 acres) and is highlighted on the attached Ordnance
Survey extract ACE map which is provided for identification purposes only.

TITLE

It is understood that the site is held on a freehold basis.

SALE PRICE

Offers are invited in excess of £3 million.

CONDITION OF SALE

The purchasers of the site will be required to position a hammerhead access point to the eastern boundary of the site in a position to be agreed and erect a stock proof fence on the boundary of the site.
