Clonegal

An exceptional residential and sporting estate set on the banks of the river Slaney in a most picturesque area near the village of Clonegal on the borders of counties Carlow, Wexford and Wicklow. Noted for its beauty the village is set in a valley between the Blackstairs and Wicklow mountain ranges and with the help of its twinned village (Watch House village) on the opposite bank of the river Derry bridges the counties of Carlow, Wexford and Wicklow and collectively the area has been referred to as being much like Switzerland or 'The Switzerland of Ireland' and this is perhaps related to in the Irish name for the village Cluain na nGall, meaning 'Meadow of the Foreigners'.

At one time Clonegal was the only Pass north of the Blackstairs to Ferns and the town of Wexford and for a time the town thrived, having up to eleven pubs and a distillery but a new bridge crossing at nearby Bunclody attracted much of the passing trade and so fortunately the village has been spared ungainly development over the years. Indeed it is a very fitting terminus for the Wicklow Way Walking Trail, which starts out in Dublin's Marley Park and provides some tremendously scenic walks. Alternatively the Leinster Way Walking Trail starts in the nearby village of Kildavin, which is about 3 miles away.

The Estate

A discreet and unassuming farm gate set off a quiet country road leads onto a gravelled lane that winds along the river bank to the pleasantly set and extremely attractive mill house, built of stone with a thatched roof and complete with a timber water wheel and magical waterside setting.

The entire estate is presented in excellent condition benefiting from extensive and meticulous renovation and restoration in recent years both improving and enhancing the property, such detailed works including the rebuilding of stone walls, clearing of woodland paths and concealment of modern intrusions like power cables (underground) and oil tanks (thatched wattle-work structure).

Through a combination of these well thought-out improvements and the spell binding natural setting there is a magical feel throughout the estate that impacts immediately weather arriving from the front gate along the river bank or from the back lane, with its central mount of grass and grassy banked sides. The sound of the river water musically tumbling downstream and the songbirds in the mature belts of woodland further enhance the tone.

The Mill House dates to the 18th century and has been completely rebuilt in a simple period style with rough stone or whitewashed wall finishes and plenty of natural timber. Inside the magical setting has been utilised with a well-positioned reception room being set on the first floor with a fine tall ceiling extending into the eaves and a large picture window overlooking the river. The dining room and kitchen both have river views too, the kitchen having a wonderful country kitchen style with traditional half-door, timber presses and feature cooking stove. A homely living room has a large granite fireplace ideal for winter fires and the bedrooms are of good sizes and well services by both a bathroom and shower room. A sunroom faces west and captures the evening sun.

The Guest House

A short distance south from the Mill House sits the attractive ivy and stone clad guesthouse, which nestles easily into its hillside setting despite being only a few years old. The use of stone and natural slate combined with the mature setting helping to ease the house into its natural setting without intrusion. A large central living room with a kitchen area provides the heart of this house, which has two large bedrooms and a bathroom too but could be easily extended as the mezzanine level could possibly be modified to provide extra accommodation if desired.

Located near the riverbank at the northern end of the estate this chalet is a picture postcard attraction with its exposed stonewalls, thatched roof and woodland setting and has a great character, which is pleasing giving that it has been completely rebuilt in recent years and should now require little maintenance. Inside there is a living room with kitchen area and a shower room at ground floor level and a bedroom at the mezzanine or gallery level above. There is also a fisherman's cabin but it is in poor state of repair and not habitable.

The Farm

The entire estate comprises some 25.5 hectares (63 acres), with a large majority of the land facing south and being well sheltered due to its valley setting. The lands were previously of official organic status but have not been registered in recent years, although they are still farmed organically.

A newly build farmyard is hidden away off the back avenue and its large shed (about 41.5 square metres) is equally well camouflaged with a mute reduced maintenance coloured finish. The river Slaney is a well-known salmon river and the property includes single bank fishing right for approximately 1.6 km. This stretch of the river includes some good holding pools and steamy water for fly-fishing.

Throughout the entire estate there is an abundance of wildlife with regular sightings of otters, badgers, wild deer, salmon, trout, eels, bird set, mink and owls. The mature belts of woodland hosting much of the wildlife and being supported by in excess of 1,000 new trees planted in recent years.

Additional land  with derelict farmhouse

A derelict farmhouse and approximately 4 hectares / 10 acres is excluded from the sale but can be included at an additional price. It comprises an attractive granite stone house situated in an extremely private setting at the western side of the estate and accessed either directly from a back laneway or from the main house lane. While in need of renovation the roof has been replaced and the walls repaired with a view to a complete restoration that was never completed.
