The subject site is located on the Burn Road, Coleraine. Coleraine is approximately 54 miles from Belfast City and 30 miles from Derry City. Part of the subject site has been zoned for housing within the Northern Area Plan 2016 Draft Plan. A copy of the Northern Area Plan 2016 Draft Plan has been attached. The sites topography is predominantly level and would be located in an area that would comprise largely of residential housing. The site would be ideal for a residential development subject to planning and all other statutory consents.

The site extends to approximately c. 15.66 acres (c. 6.34 hectares). However

c. 10.45 acres (c. 4.23 hectares) are zoned as Phase 1 residential development land and would be suitable for residential development subject to planning permission. The remainder of the site is allocated as a Major Area of Existing Open Space and local Landscape Policy Area.
