THE PROPERTY
The property comprises approx. 195 ha. (482 acres) of land straddling both sides of the N7, with approximately two thirds of the land lying south of the N7 and the remainder on the northern side. The attraction and value of the lands is substantially enhanced by 2km of frontage onto the N7 – one of Ireland’s busiest thoroughfares with over 50,000 movements a day. Dublin City lies just 17km from the holding while Naas is located just 5km west. The villages of Rathcoole & Kill are 2.5km to the east & west respectively. The lands are situated approximately 10km from the M50.
The lands also benefit significantly from the positioning of both the Steelstown (Exit 5) and Castlewarden (Exit 6) and Interchanges, which provide direct access at opposite ends of the landbank. Now that the upgrading of the N7 and the introduction of the new interchanges is complete, the full potential enhanced by this infrastructure, can be appreciated and recognised.
There are few landholdings of this magnitude and profile with such extensive frontages and proximity to infrastructure, in the Greater Dublin Area. The proximity of other urban locations at Rathcoole, Kill, Straffan and Naas further enhance the immediate appeal and the development potential of the land.
TOWN PLANNING
The holding is covered by two Administrative Districts – Kildare County Council and South Dublin County Council. The County boundary occurs close to the north eastern end of the landbank. The major portion of the property lies within County Kildare.
The lands in Kildare are covered by the Kildare County Council Development Plan 2005 – 2011 and are unzoned. Under the South Dublin County Development Plan 2004-1010, the northeastern section of the property is zoned Objective B – to protect and improve rural amenity and to provide for the development of agriculture.
There has also been a Policy (NR9) introduced under the Kildare Development Plan, which states that it is intended “to further investigate the potential fro appropriate development at the various interchanges throughout Kildare, having regard to the primacy of the locations, broad economic factors and property planning & development”.
LOTTING
The property is available for sale by Private Treaty in 4 lots.
Lot 1 approx. 205Acres / 83 Hectares
Lot 2 approx. 166 Acres / 67 Hectares
Lot 3 approx. 111 Acres / 45 Hectares

THE VISION
The natural configuration of the lands, their proximity to the national road network and to intersections, and the ongoing natural growth pressures southwards from Dublin City and northwards from Naas, all highlight the underlying development attractions of these lands.
It is envisaged that the site will be developed with a range of Industrial, Office, Leisure/Residential, Business, Logistical and Science & Technology Park. There is also excellent potential for alternative high value uses to be developed and value added through engagement in the planning process.
This opportunity will appeal to investors and developers looking to land bank a sizeable holding in close proximity to such key infrastructure and development hubs as Naas Citywest. It will also appeal to existing land holders in more urban locations within the M50 who wish to relocate to a site such as this and thereby release immediately development land of much greater value elsewhere. The landbank is less that 10km from the traditional Naas Road industrial area around the Red Cow. It is also only 5km from Citywest.
