Description

LOCATION
Haras de Bouquetot is situated in a delightful rural setting just near the quiet village of Clarbec which is approximately 21km south of Deauville in northern France.  It is currently used as a stud where the owner raises thoroughbred horses and consigns young stock to sales all over the world. Its location to Deauville is ideal and is one of several studs in the area that give this part of Normandy its fame for bloodstock.

The layout of the house, stud farm and facilities offer privacy and style yet all the benefits of a thoroughly modern stud farm in a very accessible location.

DESCRIPTION
Thought to be from the 14th century with 17th century additions, the Manoir has been refurbished in the last few years and is in very good order and beautifully finished.

Extending to approximately 8300sqft (771.09 sq.m), the main house comprises 3 reception rooms and 9 bedrooms, 8 of which are ensuite with a further 2 bathrooms and 3 wc's.
The property is entered by the front door into an impressive stone flagged reception hall with open beams and beautiful traditional French panelling leading on to the stairs of the ‘cave'. To the right is the living room with open fire place and wood panels with fabulous views to the front of the house. To the left is the beautifully presented drawing room with traditional tiled flooring and open beams which leads on through to the dining room and the kitchen and staff areas.

The traditional features run throughout the ground floor of the property. The rooms lead into one another up to the first kitchenette which leads into a hallway with stairs. Beyond this is the main kitchen/breakfast room with additional kitchenette, staff kitchen and pantry. The accommodation beyond this includes a bathroom, wc, large playroom with doors leading out to the terrace.

Beyond the kitchen area and storage facilities, there are a further 2 double guest bedrooms with bathroom.

First Floor
There are 7 bedrooms all with en suite bathrooms arranged off a landing. They are all in excellent condition and have views out to the land beyond. In addition to the bedrooms there is an abundance of storage and a good sized utility room with sink. At the end of the landing by the master suite are the stairs leading to the loft room which extends to over 1000 sqft (92.9 sq.m). There is also access to the electrical room from here.

Adjacent to the main Manoir house is the outdoor swimming pool complex with walled terrace, large family room, pool house, gym area and changing room. This is a great area for entertaining and is part of the main courtyard, and backs onto the stables and yard.

Secondary Accommodation
The property boasts three other pieces of secondary accommodation including a 4 bedroom managers bungalow situated away from the principal house. There is a 2 bedroom staff apartment in the adjoining
building to the main house and further 2 bedroom cottage on another part of the stud. Further staff accommodation exists in the main American barn.
Floor plans and further details can be obtained from the agents.

Stud facilities and Paddocks
Within the ‘courtyard' of the main house there are 30 stables. These are set amongst stores and ancillary areas and garages in the old buildings.  The heart of the stud facilities is the new main American barn. This newly built
modern barn has been beautifully designed to house 24 stables, offices, owners room, veterinary facilities and 2 staff apartments. It is located in the centre of the stud but is set well away from the main house.  The stables are laid out in the two wings of the building with the office accommodation providing the central element.

Adjacent to the American Barn is the covered lunge ring and horsewalker.  To one side the sand training track is about 4 furlongs round and provides an excellent training facility for the preparation, training or rehabilitation of horses. Within the training track is a further paddock.  The paddocks are of different sizes and have excellent access throughout the stud. The larger mare paddocks are to the south of the stud, but each facility has smaller nursery paddocks within reach. Much of the fencing is in good repair except for an area in the south of the stud which would need some further repairs. There is a rough area of land to the north which is grazed by cattle.

Haras de Bouquetot Manior is offered for sale as a whole.
