EXCEPTIONAL 1900TH CENTURY COMPLEX OF BUILDING
GREAT COMMERCIAL VALUE
CLOSE TO FAMOUS VILLAGE OF KOEPENICK
LOCATION:
The location with its buildings is close to the public
transport. The S-Bahn-station Spindlersfeld and a
bus station are only few minutes walk away. The
city is less than 20 minutes away by car. All
shopping facilities for daily needs (discounters
such as Aldi, Lidl, Plus, Netto, Schlecker, Kaiser's,
Getränke-Hoffmann etc.) are within 5-7 minutes
walk.
Also within easy reach is the junction to the
motorway which circles Berlin (5 km).
The picturesque old town of Köpenick with its
historical town hall and the castle (10 minutes walk
or 3 minutes by car) attracts not only local
population but also a lot of tourists as well.
Within a long and well-established district
surrounded by water they enjoy the shoppings,
restaurants and cafés mostly right on the Spree
river.
The location offers all conditions for daily living
linked with various leisure facilities.
Only few minutes and cyclists e.g. are within
nature, lacs, forests, sandy footpaths.
OBJECT:
This exceptional 1900th century complex of
buildings is classified as historical monument.
The closed block has 3 floors, only the towers -
built of red clinker briques on the 4 corners - have 4
floors.
The complex shows a clearly structured
architecture. The heigh of ceiling amounts to 4 - 5 m approx.
Mostly, there are Prussian ceilings in the buildings
and tiled floors.
The calculation of price comprises only the ring
building. According to the preservation regulations
a free space of minimum 10 m in width is required
around the ring building. This space has been
already included in the purchase price. It could be
augmented until 15 to 20 m.
There are the possibility to add a floor between the
towers and to provide further apartments.
The other buildings (gatehouse, store, stable) can
also be bought. The price shall amount to 350 €/m2.
The floor space indiquated is a gross space.
The heating-boiler house is not under protection of
monuments and could serve as boatshouse.
As a landing place for 200 boats is admitted, it is
planned to construct a private access between the
existing way and the Spree river.
Actually, there are three seriously interested
buyers for the open space where it is possible to
built detached and semi-detached houses or townvillas.
However, the sale of the existing buildings
has absolute priority. The other space will be sold if
the investor has presented a clear conception for
the disposition of the old building/buildings under
protection. In any case it is guaranted that the
open space will be developed together with the
existing buildings.
Considering the surrounding buildings of the
neighbourhood (detached houses having one or two
floors and old villas with large gardens) it is
possible to create a complex of apartments/
housing estate of a high standard.
DEVELOPMENT:
The area is not completely developed.
