The River Suir, the Tonogue River and several small streams form an
integral part of the estates character. The River Suir that borders the estates’
land is well known for its stocks of salmon and trout and
c. 1.2 km of single bank fishing rights are included in the sale.
25 years of organic farming has created a haven for wildlife. When you
stroll along the banks of the river you may encounter an otter, a heron, a
dipper or even a kingfisher; in the marshland snipe or curlew.
Walking through the woods you come upon pheasants, woodcock, tree
creeper and jay; foxes and badgers at dusk. At night you may hear young
Kestrels or Barn Owls, more than 50 bird species live on or visit the estate.
Researchers from Cork University have discovered some insects which
haven’t been recorded in the area for years.

Outbuildings

At the entrance to the property there is a single story gate lodge and
although in need of refurbishment would make a delightful residence.
Close to the house is a charming single storey cut stone and brick courtyard,
which includes matching former staff cottages that could very easily be
converted into living accommodation. Five stables stand in their original
condition with timber lined walls and ceilings, timber doors with iron bars
and cast iron feed mangers. Along with theses stables there is a tack room
with timber panelling, a groom’s room/studio and a feed room.
A coach house with three sets of double doors offers ample storage and
workshop space. Under this coach house and approached from the garden is
a former gardener’s room with tool house, apple house, farm office, fuel
store and potting shed.
More recently a modern 5 bay multi-purpose shed was erected for livestock
and machinery, plus a new hay barn.

Locality

For the equine enthusiast Ballybrada is located at the heart of the bloodstock
racing industry, close to many stud farms including the renowned Coolmore
Stud and Ballydoyle racing stables. There are racecourses nearby at
Tipperary, Clonmel and Thurles. There is hunting locally with The Ormond,
Golden Vale, North Tipperary and Tipperary’s.
Alternatively there is golfing nearby at Cahir Golf course, hill walking in the
Knockmealdown Mountains, angling on the River Suir from the banks of the
property and for food lovers there is the local Cahir Farmers Market which
sells local produce every Saturday
