Interest runs high in Yorkshire's only speculative commercial build

Developers of the only speculative commercial premises currently available in Yorkshire – a 50,480sq.ft. development set in 2.7 acres at Melton West Business Park, near Hull – have reported a steady flow of enquiries from across the UK.

Contractors for Wykeland Group, the Hull-based commercial property development specialists, have just put the finishing touches to their ‘flexi-built’ unit, the latest to be erected on the popular business park and the first on the development to be fitted with a solar PV installation.

Wykeland’s Asset Manager, Rob Richardson, said: “Within days of the building being finished and offered to the market, we were receiving some very positive enquiries from Yorkshire-based businesses and from companies based further afield.

“This is the only speculatively built commercial unit of its size in Yorkshire currently available and what has made it even more attractive is the flexible nature of the design and construction. Because it is a speculative unit, we cannot be certain about the building’s eventual use so we have designed the building in such a way that the floor slab and offices can be completed later in a manner that fits the nature of the end user’s business.

“We delivered an industrial building in a similar fashion at our Europarc Business Park in Grimsby and which proved very successful. This flexibility will provide a growing company that is making a long-term commitment and investment the ability to bespoke the facility for its own use”.

Wykeland commissioned another East Yorkshire company, Dodds Solar, of Driffield, to install 504 solar PV panels. The installation is expected to generate 92,632 Kwh of electricity per annum, which will allow the occupier to off set 52.5 tonnes of C02 per annum.

Wykeland commenced the road, drainage and services infrastructure at Melton West in early 2008 and since then has developed over 500,000 sq. ft. of commercial space during a tough economic climate. Rob Richardson said: “The quality of the development and its location adjacent to the A63, providing quick access to the country’s motorway network, has made this one of the North’s prime business locations.”

The business park is already home to some of East Yorkshire’s leading firms, including Heron Foods, House of Townend, Allam Marine and most recently Kohler Mira, the Hull-based shower manufacturer which is investing £6m in a new state-of-the-art factory at Melton.
