Renewing or Ending a Tenancy Lease in NI

Renewal/ending of your tenure

At the end of the agreed tenure you must decide whether you wish to renew your lease or to move out of the property. 

  • Renewing a lease – before the current lease expires, you should write to the landlord/agent to request a renewal of the tenure.  Ideally this request should be made two months prior to the tenancy expiring.
  • Moving out – if you choose to move out at the end of the tenancy, you should ensure that you leave the property in very good condition prior to an inspection being made. Wipe down all surfaces, vacuum carpets, place all furniture back to its original position and arrange for your contents to be moved out of the property on time. 

Getting your money back 

To avoid any disputes over the return of your deposit, ensure that you:-

  • agree with the landlord/agent prior to moving in, the exact conditions under which your deposit will be withheld  
  • give your landlord adequate notice before moving out 
  • check the inventory before moving out to ensure that the property has been left in the same condition as when you moved in  
  • replace any missing or damaged items  
  • clean the property thoroughly prior to moving out  
  • pay outstanding bills – including any rent owed  
  • return all keys for the property
