External walls are of traditional cavity construction. A carefully chosen antique, reclaimed effect, clay facing brick has been chosen (Chatsworth) and is completed by smooth render and granite detailing. Thermal insulation to walls, roof space and habitable areas is provided to achieve a substantial energy saving.

Fascia, Barge, Soffit

Decorative brick and tiled features are incorporated to reduce maintenance and enhance the character of the Lacefield properties.

Ceilings and Walls

Smooth plastered ceilings and walls, painted a neutral colour. White, glass fibre, insulated push up loft access trap door. Feature cornice where applicable.

Electricity

A provision of power points is provided throughout the house. Electrically operated smoke detectors are fitted as standard. A bulkhead light is fitted at the back door. A feature light will be fitted at the front entrance. A front door bell is provided. N.I.E. connection fee will be paid by Antrim Construction Company Limited. Garages where applicable will have internal lighting and at least one double socket.

Kitchen

Lacefield home owners will be offered a consultation with the ACC Limited kitchen designer. A selection of high quality German units including quartz worktops complete with premium appliances is standard in each Lacefield home.

Sanitary Ware

Designer sanitary ware has been pre selected to enhance the quality of the new homes at Lacefield. Sanitary ware, including chrome towel radiators, will be fitted in all bathrooms, wc's and ensuite areas.

Fireplace

A solid stone fireplace complete with a high efficiency gas fire inset will be supplied and fitted in the primary living area. Secondary rooms will have a wall mounted, dancing flame effect, high efficiency gas fire where applicable.

Audio

An advanced multi-room audio system is provided including integral ceiling speakers to four rooms.

Heating/Plumbing

A specially designed Phoenix Natural Gas under floor heating system is standard in each home. The system is program controlled to ensure a performance suitable for most individual requirements and to provide a separate hot water supply. There is an electric immersion heater fitted next to an insulated hot water cylinder. For convenience, an outside water tap is provided. Carbon monoxide and smoke detectors are installed.
